I am requesting also a copy of activities for your hotel project. These activities I believe may be helpful for me as a building engineer. Although building projects may not be the same in all aspects, it would be a great guide sequencing tasks for a certain project.

Dear Owais & All,



Reference to your feedback; to all of those whom I have send PDF file of "Intercontinental Hotel Construction Schedule" I am sending another Hotel project build in P3 named as "Radisson Hotel Project".This one is small compared to previous one; as my job was to only to do construction planning of "REMAINING" finishing work.However it does include linked Civil Finishing,Electrical, Plumbing,HVAC,Fire Fighting,Furnishing, Equipment Installations and External Finishing activities of 13 storey high Hotel building.



Again I must say that dont model them; they are just small helping examples; I beleive you all will do much better.

One thing that I want to point out; as also indicated by some seniors below that you must prepare your own list of actvities as Specifications/B.O.Q/Area/Loctaion/Star/Chain of Hotel Project varies to great extent.

Though samples from other sources would be helpful, Samer is right that you read in detail your BOQ and other contract documents to build up your schedule.



BOQ:

You can convert your BOQ items to activities (say 1 BOQ item converted into 3 activities), breaking down your budget into these activities. Some Clients requires a monthly printouts of program showing a column for BCWP/EVs as a supporting document to payment applications.



Plans:

For schedule logic/relationships. Mike’s post is very helpful, dont forget to add date for intoducing Wild Air which is needed for ID/finishing works)



Contract Agreement:

Major Milestones

NTP for Provisional Sums



Specifications:

Type of materials - has impact on your method of installations

List of General Requirements

You should be creating your list of activities as per the projects that you have. Each project is different. All the BOQs, Plans and Specifications should be read in detail in order to come out with the right Schedule.

I am Resident Engineer/Planning Engineer of Intercontinental Hotel Building in Pakistan and I have made schedule of approximately 3,000 activities.These activities contains heads as follows;



1) Structural Works

2) Finishing Works

3) Electrical Works

4) Plumbing Works

5) HVAC Works

6) Fire Fighting Works

7) Security nd Fire Alarm

8) BMS Works

9) Furnishing Works

10) External Works

Hi Lester



Adding a bit to Samers list there are a few key points in any building construction - hotels included:



Weathertight milestones > kicks off internal finishings

remember that if the upper floor footpint gets smaller as it goes up you cannot usually weather seal the lower floors until the scaffold is down to the level below.



Scaffold down > starts external works and drainage.



Finishings > best done top down so that your cleaning leaves behind a locked zone.



Lifts and corridors > decorating does not start until access traffic is cleared.



M&E systems > take these in sections:



1. Roof and/or baseemt plant - install when the zone is ready.

2. Risers between floors > ductwork > pipework > cable trays or busbars > IT containment > all start when the riser shafts are in place.

3. Horizontals in ceiling zones > start when you have a floor deck above and clear below.

4. Connections between horizontals and risers and across the planr zones.



Plant run up and test starts only when:



1. The incoming services are live.

2. The internal M&E fittings are at final stage ie grilles taps and lamps in place.



M&E test and commissioning is usually:



1. Zone test for each floor > linked to > project test and commisioning.

2. In most structures - and particularly hotels - the final test and commission is done when the whole building is cleaned and completed - 30 working days is a minimum period. Tjis is usually concurrent with operation manuals and staff training.



It is best to establish a finish start trade cascade for each level. This can then be copy / paste and linked from bottom up for structure and the top down for finishings.



Do not set up single bars for multi trades in multi locations ie "1st Fix M&E - all floors" and then use lead lag links to following trades.



The last time I did one of these last month it took 5 hours for a 25 storey block - but that was using PowerProject.

Dear Lester,

It depends on the hotel that your building.

The main activities would be



1) Civil works: Excavation, foundations, SOG, floors and roof, insulation, backfilling, Swimming Pools and Jacuzzis, treatment plants



2) Electro Mechanical works: Depends on each area. Basement you will have the Boilers, Water tanks, laundry, mechanical rooms, and electrical rooms. Ground floor your will have the reception, restaurants, stores, ballrooms, and the floors you will have the rooms and the corridors. You will have at least 15-25 systems in this category depending on the complexity of your hotel.



3) Finishes works will be for each area in the hotel. But once you have the mock up room approved, the majority of your finishes will be completed.



4) Kitchens, Laundry, landscape works with plants and irrigation, movable furnishers, sign age, sanitary fixtures and toilet accessories, art work, access roads, dorms for our staff, etc
