CONSTRUCTION PHASE Study Contract Documents to become fully knowledgeable of project requirements such asContract Agreement, Conditions of Contract, Specifications, Drawings, Bill of Quantities, etc. Prepare Monthly Contractor’s Progress Estimate for Interim Application for Payment withStatement and submit to Consultant for valuation/ endorsement Execute the site measurements process and prepare the quantities calculation sheets required forpayment requisition backup documents in the scheduled time frame Prepare and update Forecast Cash Flow & Payment Schedule and plot Progress S-Curve graph(Forecast vs Actual) and report any significant divergences Prepare estimates of cost of variations on receipt of copies of Consultant’s instructions Prepare list of quotations of items from various Suppliers for provisional sums for Client’s review; Develop and provide data & information to produce monthly progress reports and financial reportsfor Consultant and Head Office at the time of interim payments Advice Project Manager (Contractor) to notify the Consultant and provide necessary informationrequired of any potential variations and claims to the Works Prepare Claims for loss and expense payments, e.g. prolongation cost due to EOT & Variations Complete the Quantities take off process of building works from construction drawings & plansaccording to company standards Prepare schedule of quantities translating the construction drawings & specifications to enableeach Subcontractor/ Supplier to quote, fairly Regulate & review Subcontractor’s Progress Estimate and prepare monthly valuations forpayments on account and agree with subcontractors Evaluate on subcontractor’s variations and claims for loss and expense payments; if accepted,negotiate claims with subcontractors Ensure Project costs include subcontractor costs are monitored and controlled against budgets Maintain proper log/ register for subcontracts, to include purchase orders, subcontractors andsuppliers payment valuation report Provide advice, guidance & support such matters to the Project Team Work with diverse teams in line with complex strategic and financial targets PRE CONSTRUCTION PHASE Review Preliminary Conceptual Design and prepare & develop preliminary cost plan Assist in arrange for contract documents to be prepared ready for signatures of the parties Review quantity schedules and make comment on preliminary (Conceptual & Schematic) costestimate prepared by Consultant based on Preliminary Design Prepare and update Baseline Cost Estimate as design develops Monitor and advise Pre-Construction Team on cost implications during detailed design stage Prepare value engineering cost during design development to ensure all cost targets aremaintained Prepare budgeted quantity & amount each activity based on agreed Project WBS for Programme Prepare draft Programme to be approved using Primavera P3 Prepare forecast cash flow and payment schedule for the construction period and advise Pre-Construction Manager on anticipated liability for payments on account Prepare periodic progress reports and updated cash flow forecasts
