Dear Sir,
Am a novice to the profession can some body help me to find some basic scheduling techniques for Building Works.
The said building is scheduled to start from 1st April 2007 , its a residential development 2B+G+18 floors. I have to generate The material submittal schedule and the cash flow , and the contract software to be used is P3. Please advice.

Hi Cleofe

First see all drawings, BOQ, Specification & Contract then try to make Construction methodology with any expert specially slab cycle (duration for one floor), take the elevation drawing and put the dates for analysis

There are so many points to discuss but initially see

1. Fully detailed baseline programme per contract requirements –the programme should include and comply with the following requirements:
a. No activity to be longer than 3 weeks duration
b. No open-ended activities ie fully logic linked
c. All provisional sums
d. All nominations
e. Information required milestones
f. Milestones – Contractual and other key milestones
g. Mobilization activities and key equipment/plant deliveries
h. All interfaces and approvals required from all local authorities eg Municipality, GSM, Telecoms, Building permits, Civil defence
i. Utility suppliers programme allowances and connection interfaces [water / power etc]
j. L.A (Local Authority) time in substations
- individual programmes for each substation is required
- duration req from L.A fee payment to power on
- Show L.A inspection period of substations
- Show drawing submittal, connection application and approval period
- Show fee payment milestone

k. All procurement activities – including prequals, appointment, submittals, manufacture, delivery, shipping
l. Key Testing and site clearance activities eg inspections to allow scaffold dismantle, ceiling void clearances
m. Any Mock up requirements
n. Allowances for specialist suppliers design and coordination with consultants and local authorities
o. Temporary shoring, dewatering and the like
p. Hoisting, cranes, scaffold erection/dismantle
q. All submittals – shop drawings and materials etc
r. Consultant approval periods – first submission 14 days and 7 days for review/approval of resubmissions
s. Tenant fit out access dates / Client fit out access dates
t. Any other access dates for work by others
u. Landscaping and external works
v. Use of temp power for maintaining controlled environment inside buildings and for use in T&C period
w. Project close out activities – O&M manuals, as built drawings prep&issue, final inspections and snagging, testing and commissioning, L.A inspections and Occupation certificate
3. Format of barchart :
k. To show float
l. To show early dates
m. To show late dates
n. To show calendar type
o. To show critical activities
p. To show float bars
q. To show early bars and milestones
4. Supplementary documentation and reports required with this submission and to be submitted together as complementary information is detailed in the following activities
. separate barchart with critical path and near critical path activites [ie float less than 5 days]
a. separate “predecessor / successor report”
b. separate “activity report”
c. information required schedule
d. labour histograms and schedules – all workforce and by trade
e. key plant and equipment schedules
f. Staffing organization chart
g. detailed method statement and programme narrative to explain the planning methodology and construction sequence
h. site logistics plan indicating hutting, hoarding etc
i. Narrative and Method statement to include:
- working days and hours
- allowance and provisions made for Ramadan, summer work restrictions, public holidays etc
- working methods for each work stage and work element
- dewatering and temp shoring
- access methodology incl scaffold/hoists etc
- vertical and horizontal transportation methodology
- construction sequence per building and for internal trades
- RC works – floor cycles and indicative pour layouts/sequence
- use of pictorial plans to demonstrate planning sequence and construction methods
- refuse removal and waste management
- temporary services provisions
- risk activities and key activities requiring close safety
- project and site security
k. cash flow chart and schedule
l. proposed method for progress reporting eg S-Curves, milestones
