Client: Central Park Pvt. Ltd., Accor Asia Pacific (India)The worldwide famous European

           hospitality group Accor, which operates a total of 4000 hotels worldwide, has decided to

           set up a Pullman hotel in Gurgaon. The project will be in collaboration between Accor Asia

          Pacific and Central Park developers from India, It will be 5 star hotel having total 285 keys.

Project Management

  • Evaluating project cost / benefits analysis at project decision points.
  • Co-ordination, resource allocations and monitoring the project to meet the committed timelines.
  • Finalising requirements and specifications in consultation with Client/Operators and Consultant.
  • Conducting weekly & monthly project review meetings for evaluating project progress.
  • Preparing Project’s Monthly Development Report.
  • Preparing agendas & organizing meetings at site & preparing minutes of Site Progress Meetings & Design Team Meetings.
  • Creating formats/templates for daily, weekly/monthly progress monitoring.
  • Baseline Tracking of Master Schedule.
  • Managing Stakeholders (internal and external both).

Planning & Scheduling

  • Preparation of Project master & detailed Schedule on the basis of SOW documents with the coordination of different departments.
  • Preparing Out to Tender Schedule, Cash Flow, and Drawing Schedule for the Projects.
  • Preparing Master Schedule for the project in Primavera & Microsoft Projects.
  • Integrate all three schedules (Master schedule, Drawing Schedule and Procurement Schedule).
  • Preparing resource loaded schedule in compliance with WBS schedule using “Primavera”.
  • Preparing WBS (Work Break Down Structure) and Work Package
  • Work & Cost Analysis and Project Budgetary Calculation
  • Project Financial Scheduling
  • Cost Measuring of Executed Works
  • Project Monitoring, Collating and analysing data and preparation of Weekly, Fortnightly and Monthly Reports, Progress S-Curves, Project related presentations and material management.
  • Critical Path Analysis (CPA), Total Float Analysis, Variance Trend Analysis and recommendations for recovery.
  • Preparation of catch up plans and recovery schedule
  • Estimation and forecasting of man power requirement construction scheduling.
  • Review, comments and recommendations on contractor’s schedule.
  • Interfacing with various disciplines to build up activities sequence and milestones. Equipment, manpower and material loading as per requirement.
  • Preparing short term look-ahead reports & Histogram report.
  • Scheduling, Planning, Monitoring & Controlling of Construction Activities.
  • Scheduling and planning for project, and root cause analysis including budgeting and cost control activities.
  • Preparing critical procurement schedules in conjunction with construction programs
  • Preparing weekly progress report for client.
  • Supervising the progress of the project according to the plan & schedule.
  • Estimation and forecasting of man power requirement construction scheduling.
  • Weekly planning for Engineering, Construction and Procurement department).

Co-ordination 

  • Co-ordination with client, architects, consultant and contractors.
  • Coordinating the site, technical, drawing related issues with Client, Contractors & multiple consultants (Civil & Services).
  • Contractor issues related to drawing.
  • Identifying project bottlenecks and undertaking corrective measures.
  • Ensuring effective site management and discipline to ensure safe & timely execution of the projects.
  • Meeting targeted performance / quality & quantity parameters.
  • Identifying areas of obstruction, design constraint / issues and take steps to get job done.
  • Involved in Project Planning, Budgeting, Scheduling & Monitoring the physical progress and actual costs.
  • Managing Stakeholders (internal and external both).

Supervision & Execution

  • Monitoring overall project.
  • Updating MIS weekly as well as Monthly basis.
  • Ensuring all the construction work is executing as per approved drawing.
  • Monitoring the progress of Façade work at construction site.
  • Monitoring the progress of Curtain Wall, spider glazing, Glazing Works.
  • Monitoring the progress of Canopy work, Skylight works A.C.P work, MS work etc.
  • Monitoring the progress of work at construction site.
  • Verifying the Re-bar of RCC STRUCTURE at the site.
  • Checking finishing work at site.
  • Supervising the progress of the project according to the plan &schedule.
  • Contractors Monthly RA bill Certification.

Contract Management and Procurement

  • Assistance to the Clients in prequalification and engagement of Contractors.
  • Understand all design documentations, drawings, specifications, contract terms and conditions.
  • Preparing Tender documents for multiple packages for the projects comprising of General/Special terms & conditions of contracts and to vet technical specifications and drawings for the packages.
  • Preparing Cost/ Fiscal Aspects/ Technical Comparative of the quotations
  • Prepare negotiation strategies & conduct negotiation meetings along with contractors for most appropriate/ budgetary offer for the packages.
  • Coordinate technical/ commercial evaluation of vendors with consultants.
  • Prepare/ assist in award of work to the tenderer & to conduct kick-off meetings as & when contractor is on board.
  • Procurement of site material and coordination with the vendors.
  • Supervision/ assistance in preparation & floating tenders to short-listed contractors.
