Responsible for pre-construction and project management process which entails:

• Reviewing the drawings and working with the estimating department to build a preliminary budget
• Reviewing proposals from subcontractors and levelling out scope sheets
• Buying out trades according to the project schedule and long lead items
• Tracking contingency and contract buyouts by preparing procurement log 
• Meeting with neighbors and working with legal counsel to create "neighbor's" agreements
• Working with the expeditor to obtain required DOB, DOT or MTA approvals and permits
• Ensuring that all construction is carried out in compliance with NYC DOB and DOT local, state, federal requirements 
• Preparing the anticipated cost report for the project
• Coordinating job labor, material resource scheduling, material tracking, safety and quality
• Reviewing shop drawings, change orders, overseeing submittals/ RFIs and managing quality control through specification compliance
• Using Timberline to report change orders for the accounting department. Monitoring the process, providing current representation of the project status, utilizing the tools to report and mitigate financial risk to the client and the company 
• Communicating all salient issues among the project team in a timely and proactive approach
• Reviewing and approving all requisitions and invoices submitted by subcontractors and vendors
• Making sure all unconditional and conditional lien waivers are submitted
• Working with the bank inspector and bank to ensure funding of both hard costs and soft costs
