Following the Pre-Construction Services Phase in this role, and work closely with all project team members involving the design, constructability, cost estimate, and subcontracted work into a detailed Construction Schedule.

 

Prepare Work Breakdown Structure WBS and logical sequence of activities for accomplishing project, and establish the capital cost budget from the estimate in accordance with the project WBS.

 

Review and analysis of the baseline schedule, and monthly update schedules, monitoring and evaluating the actual physical progress of the work to assure that the general contractor is performing the work in accordance with their schedule.

Review and analyze contractor initial and update schedule for logic, duration changes, milestone changes, etc.

Review and develop detailed project schedule using specialized Critical Path Method CPM analysis, and perform schedule variance analysis.

 

Create recovery and mitigation schedule, and perform “What-if” scenarios.

 

Coordinates the Monthly Critical Path Analysis for the project and prepares input into the schedule section of the monthly report.  Provided schedule analyses of these schedules and also provided other schedules as-needed during the work to evaluate design change alternates and to evaluate change.

 

Prepares and updates cash flow projections, combining the cash flow and earned value and track the real status of the progress and detects early cost deviations.    

Review and prepare independent cost estimates for subcontract change orders and construction change directives.

 

Prepare the majority of the construction management team’s monthly summary reports.  Responsible for project reporting including but not limited to assembly of weekly cost status, performance against project critical path. Ensure the integrity of the project budget through approved scope changes and contingency reallocations.

 

Reviews project costs incurred by category, calculates future costs based on labor productivity, material price increases, subcontract, wage rates and risk analysis.

Manage the overall project execution performance including scope, cost, safety, quality, schedule, implementation, and customer satisfaction. 


Work closely with all engineering and construction issues and conflicts that impact the schedule and perform Time Impact Analysis (TIA) for delay analysis.

Manage schedule claim analysis, review, and resolution.

 

Experience in Engineering, Procurement and Construction (EPC) project and coordinate procurement processes for Labor, material delivery, equipment,              services, schedule construction, and drive completion to meet schedule and budget expectations.

 

Review and prepare independent cost estimates for subcontract change orders and review contract documents and modifications to determine scope of work and equitable cost allowance of scope change.
