I would welcome suggestions for approximate durations for the completion of residential units in the UK (South).
Briefly the units for delivery are:
- 1 and 2 bedroom flats;
- 2, 3 and 4 bedroom detached and semi-detached respectively; and
- 1, 2 and 3 bedroom detached bungalows.
I have previously worked on the basis of 12 weeks 'fit out' per 2 bedroom flat with concrete frame, delivering four per week (in 'sets'), tested commissioned and signed off; with a two week lag between 'sets', adjusting accordingly for one or three bedroom units by +/- 1w. These will be low-rise (assumed 0-3 stories) but will that affect the output?
I would estimate a house of a traditional construction to be around 22-26 weeks in terrace, and perhaps closer to 30 weeks for detached units?? Based on the logic of 3w-5w substructure & drainage, 10w superstructure & envelope and maximum of 11w internal fit out per unit (externals completed in blocks/phases) with consecutive sequencing at this early stage. Please set me straight if that is absolute hot air!!
Also, I would expect that this could be accelerated using timber frame/modular construction.
Also appreciated would be some guidance on the infrastructure etc required for a large greenfield scheme (approx. 500 units in total) e.g. civils work, green space, street furniture etc. and associated duration estimates.
I am aware that with a scheme of this size, the sale of plots would affect the overall programme of the scheme i.e. while 500 units could be built in, say 5 years, this would not be the actual required build rate, however for the purposes of this exercise I am just trying to establish working time, as opposed to actual elapsed duration for the delivery of the entire scheme.
