Top Down Estimation

Hi,

Estimation method , function points is a new concept to me and never read in any of my project management courses...

if you go in depth, we have unadjusted function point Estimation which has some factors for multiplication .......what are these factors...how it is helpful is initial estimation......can anybody advice...
